3 min readBy Upstate Affordable Homes

A plain guide to buying a new home in Greenville County, SC: the towns, getting around, schools, taxes, permits and what drives the price.

Greenville County is the most populous of the eight counties we build in, and the one most buyers ask about first. It runs from the North Carolina line at Caesars Head down to the Laurens County line south of Fountain Inn, with the city of Greenville in the middle. Here is what to know about the parts of the county where we look for lots, and what to expect when you buy a new home there.

Where we look for lots in Greenville County

We build mostly on individual lots rather than in subdivisions. Most of the lots we look at are in the smaller towns and the countryside around them:

  • Greer, on the east side toward Spartanburg, near the BMW plant and Greenville-Spartanburg International Airport.
  • Taylors, between Greer and Greenville, with Paris Mountain close by.
  • Travelers Rest, north of the city, on the Swamp Rabbit Trail and the road toward the mountains.
  • Simpsonville, Fountain Inn and Mauldin, the growing towns south of the city along I-385.
  • Piedmont, which straddles the Anderson County line, where land often costs less than closer to the city.

Lot sizes vary. Public water reaches much of the county; sewer is common in the towns and septic is normal outside them. Ask us how a specific lot gets its water and sewer.

Getting around

Greenville County sits on I-85 and I-385, with US-25 running north toward the mountains. Greenville-Spartanburg International Airport is on the Greer side. There is no commuter rail, so plan on driving, and drive the commute from a lot at the time you would actually make it.

Schools

Greenville County Schools is one district for the whole county, with attendance zones by address. Check the zone for a specific address with the district before you fall in love with a lot, because the line between two zones can run down the middle of a road.

Taxes and insurance

South Carolina taxes a home you live in at a 4 percent assessment ratio once you apply for it, compared with 6 percent otherwise. The actual bill depends on the tax district and the assessed value, so ask the county auditor or assessor for an estimate on a specific address, and apply for the 4 percent ratio after closing. Get an insurance quote on the specific home before you commit. Both numbers vary from home to home.

Permits and inspections

The county building department, or the city inside city limits, issues the permit and inspects the foundation, the installation and the utility connections before anyone moves in. A manufactured home on a permanent foundation goes through local inspection on the lot and is titled with the land as real property, which is what lets FHA, VA, USDA and conventional loans work on it under each program's rules.

What a new home in Greenville County costs

Prices change as homes sell, so the honest answer is on the listing: the price shown includes the lot, the foundation and the site work, and there are no separate lot or setup fees. Land is the biggest variable. A lot farther from the city usually costs less than one near Simpsonville or Greer, and that difference shows up in the price of the finished home.
