Prices outran paychecks
Home prices in the Upstate rose faster than paychecks for most of the last decade. Greenville, Spartanburg and Anderson counties added jobs and people, and the supply of homes under $250,000 did not keep up. The starter home most of our parents bought is hard to find today, and when it exists it often needs work.
Then rates went up
Then rates went up. A higher rate on a bigger price is a double hit. On a thirty-year loan, every extra $50,000 of price costs far more than $50,000 once interest is counted. The simplest way to lower what a family pays over the life of a loan is to lower the price of the home.
So we lower the price
That is what we do. We buy lots in the counties around Greenville, set a new Cavco home on a permanent foundation, finish it well, and sell it for less than a comparable site-built house. We also carry the financing ourselves when a bank is not the right fit, and we take trade-ins as a down payment so more people can get started.

We are an authorized Cavco dealer. Cavco is one of the largest builders of manufactured and modular homes in the country, and we chose them for build quality, warranty support and a floor-plan lineup that fits Upstate lots. Every home we sell is built new at a Cavco plant, inspected there, and then inspected again by the county after our crew sets and finishes it.
