What this covers
This policy covers the Upstate Affordable Homes website, the forms on it, and the calls, texts and emails we send after you contact us. It does not cover the websites of the lenders, attorneys or other companies we link to. Each of them has its own policy.
What we collect
Information you give us. When you fill in a form on this site we collect what you type:
- Ask about a home, contact and showing requests: your name, phone number, email address, your message, the home you asked about and a preferred contact time.
- Pre-qualification: name, phone, email, the price range you are shopping, how you plan to make a down payment, your timeline, the county you want to live in, and whether you want us to share your details with a preferred lender.
- Seller finance ("Can't sell your home?"): name, phone, email, the property address, your asking price, your mortgage balance, your timeline and why the home has not sold.
- Lend with us: name, company, phone, email, the amount range, the terms you offer, your timeline and how you want the loan secured.
- Newsletter: your email address and, if you choose one, a county of interest.
We also record the page the form was sent from, the date and time, whether you ticked the consent box, and a one-way hash of your IP address that we use only to block spam and abuse.
Information collected automatically. Like most websites, our servers and analytics tools record your IP address, browser type, device type, the pages you view, the site that referred you and how long you stay. See Analytics, cookies and Turnstile below.
We do not ask for your Social Security number, bank account numbers, card numbers or a credit report through this site. Any lender you choose to work with will collect those directly, under their own policy.
How we use it
- To answer your question, schedule a showing and follow up on a home you asked about.
- To review a pre-qualification or owner-financing request and give you real numbers.
- To evaluate a seller-finance or lending inquiry.
- To send the newsletter you signed up for, with new homes and price changes.
- To run the site, measure what works, fix problems and stop spam.
- To meet legal obligations, including fair housing and record-keeping rules.
We do not sell your personal information, and we do not rent our lead list to anyone.
Who we share it with
Preferred lenders, only if you opt in. The pre-qualification form has a checkbox that reads "Share my info with a preferred lender". If you tick it, we may pass your name, phone, email and the details on that form to one of the lenders listed on our preferred lenders page so they can contact you about a loan. If you leave it unticked, we do not share your form with any lender. Lenders are independent companies; once you contact them, their privacy policy applies.
Service providers. We use outside companies to host the site, store data, send email and text messages, run analytics and protect against bots. They may process your information on our behalf and only for those purposes. Today these include Cloudflare (hosting, storage, security, analytics) and our email delivery provider.
Closing and legal. If you buy a home from us, your information is shared with the closing attorney, the county and, where a loan is involved, the lender, as needed to complete the sale.
When the law requires it. We may disclose information to comply with a subpoena, court order or legal process, to protect our rights, or to protect someone's safety.
Business transfer. If our business is sold or merged, your information may be transferred to the new owner under the same commitments in this policy.
Calls, texts and email consent
Every lead form has a consent box. By ticking it you agree to receive calls, text messages and emails from Upstate Affordable Homes about homes and financing at the phone number and email you gave us, including messages sent by an automatic system or with a pre-recorded voice. Consent is not a condition of buying anything from us. Message and data rates may apply. Message frequency varies.
- To stop texts: reply STOP to any message. You will get one final text confirming you are opted out.
- For help: reply HELP, or call (864) 555-0100.
- To stop emails: use the unsubscribe link at the bottom of any email, or email sales@upstateaffordablehomes.com.
- To stop calls: tell us on the call or send a note to the address below. We honor the National Do Not Call Registry.
We keep a record of your consent (the date, time, form and the wording you agreed to) so we can show it was given.
Analytics, cookies and Turnstile
Google Analytics 4. We use GA4 to count visits, see which pages and homes people look at and measure whether ads and posts bring people to the site. GA4 sets cookies and collects your IP address, device and browser details and the pages you view. Google may link this data to other data it holds. You can opt out with theGoogle Analytics opt-out browser add-onor by blocking cookies in your browser.
Cloudflare Web Analytics. A privacy-focused counter that does not set cookies and does not track you across sites.
Cloudflare Turnstile. Every form includes a Turnstile check that tells bots and people apart without a puzzle. Turnstile looks at signals from your browser and may set a cookie for that purpose. It is run by Cloudflare underCloudflare's privacy policy.
Maps. Listing maps load map tiles from a third-party map provider, which receives your IP address when the tiles are requested.
Advertising. When we run ads on Google, Facebook or similar platforms, those platforms may use their own cookies and pixels to measure whether an ad led to a visit. Their policies govern that data. We do not share your form submissions with ad platforms except in aggregate (for example, "a lead was submitted").
Do Not Track. We do not change what the site does in response to a Do Not Track browser signal, because there is no accepted standard for it.
How long we keep it
- Lead and form submissions: up to five years after your last contact with us, or longer if a sale closes and the law requires it.
- Consent records for calls and texts: five years after you opt out, so we can show consent was given.
- Newsletter subscriptions: until you unsubscribe, then your address is kept on a suppression list so we do not email you again.
- Analytics data: per the retention settings of the analytics provider, typically 14 months for GA4.
Your choices and rights
You can ask us at any time to tell you what information we hold about you, to correct it, or to delete it, unless we must keep it for a legal reason such as a closed sale. You can withdraw consent for calls, texts and email as described above. If you are a resident of a state with a consumer privacy law, you may have added rights, including the right to opt out of the sale or sharing of personal information. We do not sell personal information. To exercise any of these rights, contact us using the details at the bottom of this page. We will respond within 45 days and will not treat you differently for asking.
Security
Form submissions travel over an encrypted connection. Leads are stored in a database that only authorized staff can reach through a password-protected admin area. No system is perfectly secure, so we cannot promise that information will never be lost or misused, but we take reasonable steps to protect it and we will tell you if a breach affects you as the law requires.
Children
This site is for adults who are buying, selling or financing a home. We do not knowingly collect information from anyone under 18. If you believe a minor has sent us information, tell us and we will delete it.
Changes to this policy
We may update this policy as the site and the law change. The date at the top of the page shows the latest version. If a change materially affects how we use information you already gave us, we will tell you by email or by a notice on the site before it takes effect.
