The rules for using this site, and what the prices, photos and financing options on it do and do not promise.

Agreement

By using this website you agree to these terms and to ourPrivacy Policy. If you do not agree, please do not use the site. "We", "us" and "our" mean Upstate Affordable Homes. "You" means anyone who visits the site.

Using the site

You may browse the site, share links to it and send us forms for your own home search. You may not:

  • Copy, scrape or republish listings, photos or text in bulk, or feed them to another site or service without our written permission.
  • Submit forms with false information, or on behalf of someone who has not asked you to.
  • Use bots, scripts or automated tools to submit forms or load pages at a rate that interferes with the site.
  • Try to get around the site's security, including the bot checks on forms and the admin area.
  • Use the site for anything unlawful, including any form of housing discrimination.

We may block access to anyone who breaks these rules.

Listing accuracy

We work to keep every listing current, and we update prices and status as soon as we can. Even so, all listing information is provided without warranty and is subject to change without notice. This includes prices, availability, square footage, room counts, lot size, year built, model names, school assignments, taxes, HOA status and anything else on a listing page. Measurements are approximate. Photos, renderings and floor plans may show options, furnishings or landscaping that are not included, and some photos on this site are placeholders or illustrations rather than the home itself.

A listing on this site is an invitation to inquire, not an offer to sell. A home is sold only by a written purchase agreement signed by both parties. Until then we may change the price, accept another offer, or withdraw the home. Verify anything that matters to you in person and in the purchase agreement.

Some listings come from a multiple listing service (MLS) feed and are shown with the required attribution. MLS data is deemed reliable but not guaranteed, and is provided for consumers' personal, non-commercial use to identify properties they may be interested in buying.

Financing and no offer to lend

Nothing on this site is an offer to lend, a loan commitment or a pre-approval.The financing pages describe options that may be available. Every option is subject to qualification, documentation and approval.

  • Preferred lenders are independent companies. We do not make or arrange loans on their behalf, we do not receive a fee for a referral, and we do not control their rates, fees, programs or decisions. Rate buydowns and closing cost help are offered on select homes only and depend on the lender's approval and program rules.
  • Owner financing is offered by us on homes we own, at our discretion. Terms (down payment, interest rate, payment, term) are set per home and per buyer in a written note and mortgage. "Call for terms" means exactly that: no term is promised until it is in writing. We are not a bank and do not hold ourselves out as one.
  • Trade-ins and non-cash down payments are accepted at our discretion, subject to inspection and appraisal, with the value agreed in writing before closing.
  • Any example payment, rate or price range on this site is illustrative only and is not a quote. Your actual costs will depend on the home, the loan, taxes, insurance and your circumstances.

Submitting a pre-qualification or any other form does not obligate you to buy, or us to sell or lend. We recommend you review any purchase agreement, note or mortgage with an attorney of your choice before you sign.

Forms and communications

When you send us a form you confirm the information is accurate and that you are at least 18. If you tick the consent box you agree to be contacted as described in theconsent section of our Privacy Policy. You can withdraw that consent at any time by replying STOP to a text, unsubscribing from an email or calling us.

Trademarks and content

The Upstate Affordable Homes name, logo, motto, site design and the text and photos we created are ours and are protected by copyright and trademark law. You may not use them without permission beyond sharing a link to the site.

Cavco and the Cavco model names are trademarks of Cavco Industries, Inc. and its affiliates. We are an independent, authorized dealer. Use of the Cavco name on this site identifies the manufacturer of the homes we sell and does not mean Cavco operates this site or is responsible for its content. Other names and marks belong to their owners.

We link to lenders, map providers, government sites and other outside resources. We do not control those sites and are not responsible for their content, accuracy or privacy practices. A link is not an endorsement.

Fair housing

We sell and finance homes in compliance with the federal Fair Housing Act and the South Carolina Fair Housing Law. We do not discriminate based on race, color, religion, sex, national origin, familial status or disability. Read our fullFair Housing statement.

No warranty on the site

The site is provided "as is" and "as available". We do not promise it will be error-free, uninterrupted or free of viruses, and we may change or remove any part of it at any time. This section is about the website only. The homes we sell come with a written builder warranty and the manufacturer's warranty as stated in your purchase agreement.

Limit of liability

To the fullest extent the law allows, we are not liable for any indirect, incidental or consequential loss arising from your use of the site or your reliance on information on it, including listing or financing information. Nothing in these terms limits liability that cannot be limited by law, and nothing limits the rights you have under a signed purchase agreement, note, warranty or applicable consumer protection law.

Governing law

These terms are governed by the laws of the State of South Carolina, without regard to its conflict-of-law rules. Any dispute about the site or these terms will be brought in the state or federal courts located in Greenville County, South Carolina, and you consent to their jurisdiction. If a court finds any part of these terms unenforceable, the rest stays in effect.

Changes

We may update these terms from time to time. The date at the top of the page shows the current version. Continuing to use the site after a change means you accept the new terms.
