Affordable new homes, Upstate SC

How we build

We are a Cavco dealer and a builder. We buy the lot, order the home, set it on a permanent foundation and finish it like a site-built house. Then we sell it for a price a working family can afford.

Why Cavco

A factory-built home, finished like a site-built one

We are an authorized Cavco dealer. The home is built indoors at a Cavco plant and inspected there. Our crew sets it on a permanent foundation on a lot we own, finishes the site, and the county inspects it again. You buy a new home and the land under it in one closing.

  • Built in a factory, finished on site

Cavco builds the home indoors, out of the weather, with the same lumber, drywall and fixtures as a site-built house. We finish it on a permanent foundation on your lot.

  • A national builder with a long record

Cavco has built manufactured and modular homes for decades across the country. Parts and warranty service are easy to get.

  • Code built and inspected

Every home is built to the federal HUD code or the state modular code, inspected at the plant, then inspected again by the county when it is set.

  • A lower price for the same square footage

Factory building cuts waste and labor. That saving shows up in the price, and a lower price means less interest over the life of your loan.

The build process

Five steps from bare lot to keys

Every home on this site goes through the same five steps. Most take 90 to 120 days from the day we order the home to the day it is listed.

  1. Step 1: Lot

We buy lots across the Upstate, usually a half acre to two acres with road frontage and no HOA. We check zoning, septic or sewer, well or county water, and power before we close. You get a lot that is already approved for a home.

  2. Step 2: Foundation

Every home sits on a permanent foundation built to the South Carolina manufactured housing code and county inspection. Footings, block piers and a perimeter wall, with tie-downs rated for our wind zone. This is what lets the home qualify for FHA, VA and conventional loans.

  3. Step 3: Set

The home arrives from the Cavco plant in sections. A licensed set crew levels it, marries the sections, and seals the roof and floor. The county inspects the set before anything is covered up.

  4. Step 4: Finish

We connect water, septic or sewer, and power. Then we add the parts a factory does not: a front porch and back steps, skirting or a block perimeter, gutters, a gravel or paved drive, and a graded, seeded yard. The home is cleaned and walked before it is listed.

  5. Step 5: Closing

You close at a local attorney like any home purchase. The home is titled as real property with the land, so you own both. We hand over the keys, the warranty paperwork, and the manuals for every appliance.

Quality standards

What every home gets

These are not upgrades. They are on every home we list, at the price on the listing.

  • Permanent foundation with engineered tie-downs, inspected by the county
  • Home titled as real property with the land, never a vehicle title
  • Energy-efficient windows, insulation and HVAC sized for the home
  • Full-size kitchens with real cabinets, not laminate boxes
  • Covered front porch and finished steps on every home
  • Gutters, downspouts and grading that moves water away from the foundation
  • A written one-year builder warranty on our work, plus the Cavco factory warranty
  • Every home walked and punch-listed before it goes on the market

Built right. Priced right.

That is the whole promise. A home that passes inspection and lasts, at a price that leaves room in your budget.
